FIOD investigation: suspicions of falsified mortgage documents
On Monday, November 17, and Tuesday, November 18, 2025, the FIOD arrested seven men in connection with an investigation into forgery and fraud. It is suspected that two of the suspects acted as facilitators for mortgage applications involving false documents. They allegedly falsified key documents for mortgage applications in exchange for payment. Unfortunately, this is a common form of fraud.
Why would a mortgage advisor falsify documents?
A mortgage advisor benefits when a mortgage application is successful. Furthermore, they can demand a higher fee when an advisor guarantees approval. The latter often occurs through fraudulent mortgage advisors falsifying documents.

However, mortgage lenders often discover the fraud. In such cases, the focus shifts to you as the client. After all, it is your mortgage. Unfortunately, it is not enough to claim a lack of deliberate intent regarding the fraud committed by your mortgage advisor. Since you sign the contract, you also assume responsibility for the content of the application. These contracts always state that you warrant the accuracy and timeliness of the documents provided. That contract and your signature also extend to documents you may not have seen.
The bank takes the position that the risk of making an incorrect statement regarding the accuracy of the documents lies with you if you have not checked all the documents yourself. Therefore, ensure that you see all documents before they are submitted.

A frequent consequence of mortgage fraud is that the bank terminates the client relationship and demands full repayment of the mortgage. This has far-reaching consequences. If you cannot pay the remaining debt in a single installment, you may be forced to sell your home. However, this does not automatically happen in every instance of fraud. Depending on the circumstances, the bank may choose to maintain the client relationship in some cases.
